Do I need a TM44 inspection?

TM44 applies to qualifying non-domestic air conditioning systems with more than 12 kW of combined cooling capacity. The threshold is based on the total cooling capacity of the systems under one building owner's control, not simply the rating of a single unit. Several smaller systems can therefore bring a building within scope. A review of the installed equipment schedule is the clearest way to confirm whether the requirement applies.

How often is TM44 required?

A TM44 inspection is required every five years. Building owners and facilities managers should keep the previous report and registration details with the building's compliance records, then plan the next assessment before the existing five-year period expires. Changes to the building or air conditioning system should also be recorded so the assessor has an accurate picture at the next inspection.

What happens during a TM44 inspection?

An accredited energy assessor reviews the air conditioning system, its controls, how it is operated and the opportunities to improve efficiency. The assessment considers whether the system is suitable for the building's current use, whether controls and settings are appropriate, and whether maintenance or operational changes could reduce energy use. It is an independent energy assessment rather than a routine maintenance visit or a test of every component.

What you receive after the inspection

After the inspection, the building owner receives a TM44 report with the assessor's findings and practical recommendations. The assessment is lodged on the appropriate central register and the registration details should be retained with the building records. Recommendations may identify changes to controls, operation, maintenance or future replacement planning; they are intended to support informed decisions rather than require every suggested improvement immediately.

TM44 and ISO 14001

TM44 evidence can support an ISO 14001 environmental management system by showing that energy-intensive cooling equipment is being reviewed on a planned cycle. Auditors may ask for the current TM44 report alongside maintenance and energy records. Keeping these documents together makes it easier to demonstrate how HVAC performance, energy use and improvement actions are being managed.

TM44 and F Gas records

TM44 and F Gas requirements are separate. TM44 examines energy performance and operation, while F Gas records cover refrigerant handling, leak checks and related servicing duties. A valid F Gas record does not replace a TM44 inspection, and a TM44 report does not replace maintenance or refrigerant records. Together, these documents provide a clearer compliance and operating history for the system.
