Legal compliance

  • What is TM44?

    TM44 is the UK's mandatory air conditioning inspection regime for buildings with combined cooling capacity above 12kW. An accredited assessor inspects the system every five years and lodges the certificate on the central register.

  • What's the difference between TM44 and F-Gas?

    TM44 measures energy efficiency and is required every five years above 12kW. F-Gas covers refrigerant containment and triggers annual, six-monthly or quarterly leak checks based on CO₂-equivalent charge (5t, 50t, 500t).

  • Do I need F-Gas certification?

    Any company installing, servicing or decommissioning systems containing F-Gases must hold F-Gas certification, and engineers must hold individual F-Gas qualifications. AccuTemp is REFCOM-registered and all engineers are F-Gas certified.

Maintenance

  • How often should I service my commercial AC?

    Twice a year as standard — pre-summer and pre-winter — to keep manufacturer warranties valid and prevent the avoidable breakdowns that account for 80% of commercial callouts. Higher-use sites like kitchens and server rooms typically run four visits a year.

  • What happens if a refrigerant leak is detected?

    The leak is repaired, the system is recovered, evacuated and recharged, and the event is logged on the F-Gas register with the cause, repair and re-test result. We then book a follow-up leak check within one month of repair, as required by F-Gas regulation.

Warranties

  • What's a typical AC warranty?

    Daikin equipment installed by a D1+ Premier Partner like AccuTemp ships with up to a 7-year manufacturer warranty. Standard manufacturer warranties range from 3 to 5 years; extended cover is conditional on proof of planned maintenance.

  • Can I lose my warranty?

    Yes. Missed services, unqualified repairs, undocumented refrigerant top-ups, or installation by a non-accredited contractor will invalidate manufacturer warranty. We provide the full F-Gas register and service history that protects your cover.

Ventilation & regulations

  • How many air changes per hour are required?

    Building Regulations Part F sets the floor: offices typically 4–6 air changes per hour, restaurants 8–12, and gyms 10–15. Healthcare and laboratory spaces are dictated by HTM and COSHH requirements, often well above these baselines.

  • What about R22 refrigerant?

    R22 has been banned from servicing in the UK since 2015. Any system still containing R22 cannot be legally topped up — it must be retrofitted with a compliant refrigerant or replaced. We commonly retrofit to R32 or R454B.

  • What's your starting price?

    Commercial wall-mounted single-split installations start from £1,400 + VAT. Cassette and ducted systems typically run £2,800–£4,500 per indoor unit installed. Larger VRV/VRF projects are priced after a free site survey.

  • What does commercial AC servicing cost?

    Planned maintenance and servicing visits with AccuTemp start from £100 + VAT per visit. Prices depend on the number of units, system type and access arrangements; multi-site contracts are quoted after a free survey.
